Property developer Skanska has sold two fully leased properties in Copenhagen’s Ørestad district to PensionDanmark.
The properties, located at Ørestads Boulevard 41 and 45 in the Bella Quarter area, were developed and constructed by Skanska in 2018 and 2022 respectively and have a total area of approximately 26,000 m². Ørestads Boulevard 41 serves as the headquarters for Sweco, while Ørestads Boulevard 45, also known as Nest 45, is a combined office and hotel property that houses, among others, Norlys and an Ibis Styles hotel with 186 rooms, a restaurant, bar, and lobby area. The properties include 462 parking spaces in the basement and on the grounds.
The properties enjoy an attractive location near the Bella Center metro station, providing quick access to both Copenhagen Airport and the city center. At the same time, the proximity to Royal Arena and Bella Center makes the location ideal for guests attending concerts and international events.
The transfer of the properties will take place in January 2026.
